Do all houses sell within this time frame?

           

NO. According to recent statistics, there are approximately 13,000 houses listed for sale in Auckland. However, sales for the same period were running at slightly under 1,591 per month. Clearly most houses are not selling within 39 days. Our experience shows that those that haven't have probably missed the boat.

So what's the secret to achieving a great result within 4 - 5 weeks or less?

It’s simple really: all great outcomes result from great preparation. Let's face it: you're going to have some competition when you sell, so you want to make sure you create a value perception around your home to get onto the buyer's shopping list. That requires developing a sales strategy so that you don't find yourself in the 75% of homes that aren't selling within 39 days.

We take the time to get the right plan in place before the first buyer even steps through your front door. Simply putting your home on the market and hoping for the best isn't a strategy to get the best outcome. We cringe when we hear that some agents advise vendors to "try it for a couple of weeks and see what happens". All they really want to do is to get a foot in the door. Do agents own buyers?

      

YES, its true. There are thousands of buyers locked in a back room at someone's real estate office, waiting to be released each Saturday onto the open home circuit. When you think about it like that you can see the ridiculousness of that suggestion, but often vendors tell us that’s what they've been told. Companies touting for business and leveraging on their access to offshore buyers, probably omit a couple of vital pieces of information in their conversation with you. Experience tells us that most buyers for local property actually live in and around the area. Secondly, it's a rare occasion (and something you wouldn't build your marketing campaign around) that any well-healed out-of-town or offshore buyer would invest $thousands or $millions without actually taking time to connect with the local market they are buying in. The likely scenario would be that they would take a short stay in the local area or make several visits over time to understand the marketplace first. Surely, that would be a prudent move.
